Inventory Clerk

Renting property can be a tricky business, for both landlords and tenants. Using a professional inventory service from check-in to check-out protects the tenant’s deposit and the landlord’s property – saving both parties time, hassle and money.

Inventory
An inventory is a document which lists not only the content of a property but gives a full description of the interior and its contents including their condition. This is in the interests of the tenant and the landlord. There are less likely to be problems when the tenant is leaving the property if everything is noted in a detailed and efficient manner in the first place. The inventory should be agreed by both the landlord and the tenant when the tenant moves into the property. An inventory should be made shortly before the tenancy commences and the property should have all modifications and refurbishments completed, appliance testing certified, be clean, tidy and ready to be occupied.

Check In
This is an inspection of the property compared against the inventory to ensure that any differences are noted before the tenant signs the inventory. We also agree with the tenant (or their agent) meter readings, check gas and electricity safety certificates and the number of keys handed over. At our discretion we will also advise tenants how they should leave the property at the end of the tenancy.

Check Out
Using the signed copy of the inventory and check in notes (if not already updated onto the inventory) the clerk will note any variations on a Check Out report. They will look for damages, cleanliness, missing items or will note items left at the property which did not appear on the inventory (which could be costly for the landlord to dispose of).

Midterm Inspection
This is a brief inspection carried out at regular intervals during the tenancy to ensure that the property has been appropriately maintained and no damage has been caused. This should be carried out with the tenants present at a time convenient to all parties with adequate notice given.
